Abstract : Tourism industry is increasingly becoming one of the main sources of GNP for many countries. As a matter of fact, the tourism market would be obsolete in the absence of hotels. The importance of this sector coupled with the objectives of the Saudi development plans of diversifying the economy's sources of income, were the motivating factors behind conducting this study. Although the study revealed that the Saudi hotel market is a young one with the first hotel being established in 1956, the market continued to grow reaching 54 hotels in 1993 ranging from 3 to 5 stars hotels. The regression equation was used to study the internal characteristics of hotels, namely number of rooms, class, prices, location and type of hotel management, that is local vs. international, on occupancy rate. The analysis indicated that some characteristics were found to be important in explaining the demand for hotels in Jeddah. These characteristics include the number of rooms, hotel management and class.
